__________Zoning set back encroachment and wet lands issues were the major matters of concern in the design of this house. The client wanted a well detailed, center entrance colonial style house. The effort was to maximize the available lot for the house. The schematic design development phase revealed that it was necessary to encroach on the front building set back line by several feet. After the Zoning Board of Appeals, the next major issue was the wetlands delineation and approval from the Conservation Commission and the issuance of an Order of Conditions.

The house features a large, formal living room, a large den and a very large kitchen and adjacent dining room which together make for very functional entertainment space. All this and the guest bathroom are on the first floor.

On the second floor are the skylighted master bedroom, house bathroom and two children's bedrooms. The upper level is featured by a railed overlook to the main stairway and a cathedral ceiling which also is a feature of the master bedroom.
